A Reversion application is used when building work was being overseen by a private Registered Building Control Approver under an Initial Notice, but the notice has been cancelled.

When an Initial Notice is cancelled, the work becomes unauthorised and must normally revert to the local authority.

Only the local authority can process a Reversion application.

Documents you need to provide

Submit as much information as possible about the work, including:

  • the cancelled Initial Notice
  • plans and drawings
  • inspection notes and reports from the Registered Building Control Approver
  • details of any outstanding contraventions
  • construction notes
  • invoices
  • photographs taken during the work
  • structural or thermal calculations
  • relevant product and installation certificates

Providing detailed inspection records may reduce the amount of work that needs to be opened up.

Inspections and remedial work

We may need you to:

  • open up parts of the building
  • dig trial holes
  • expose foundations or structural elements
  • provide more information or calculations
  • alter or remove work that does not comply

You are responsible for the cost of any opening-up or remedial work.

Duty-holder information

If the work started on or after 1 October 2023, you must provide the required duty-holder details and a signed New Application Declaration.

What happens after you apply

We will email you with details of the fee and a link to pay by card through the Council Payment Service.

We will assess the information provided and inspect the work where necessary.

We will only sign off the work when we are satisfied that it complies with the relevant building regulations.
