Some small detached buildings and extensions may be exempt from building regulations.

An exemption from building regulations does not mean that you are exempt from planning permission or other legal requirements.

Sheds, garages and detached buildings

A detached building with no sleeping accommodation may be exempt if:

  • its floor area is no more than 15 square metres
  • its floor area is more than 15 square metres but no more than 30 square metres, and it is built mainly from non-combustible materials
  • its floor area is more than 15 square metres but no more than 30 square metres, and it is at least one metre from the property boundary

This may include sheds, garages and workshops.

Conservatories and porches

A conservatory or porch may be exempt if:

  • its floor area is no more than 30 square metres
  • it is at ground level
  • it is separated from the main property by external-quality walls, windows and doors
  • any glazing complies with the relevant safety requirements

Carports, covered yards and covered ways

A carport, covered yard or covered way may be exempt if:

  • its floor area is no more than 30 square metres
  • it is open on at least two sides
