A Building Notice may be suitable for smaller building projects where you are confident that the work will comply with building regulations.
We will not check or approve your plans before work begins.
When you cannot use a Building Notice
You cannot use a Building Notice for:
- work over or within three metres of a public sewer where the relevant restrictions apply
- buildings open to the public
- buildings covered by the Regulatory Reform (Fire Safety) Order 2005, such as some offices and commercial buildings
- higher-risk building work
Check which route is suitable for your project using the LABC building regulations application guidance.
Before you submit
For an extension, provide:
- the proposed floor area in square metres
- a plan showing its position on the site
For other types of work, provide the estimated cost.
You must also provide the required duty-holder details and a signed New Application Declaration.
Read the building control application process for information about duty-holder responsibilities, payment, inspections and completion.
What happens after you submit
We will email you with details of the fee and a link to pay by card through the Council Payment Service.
You can normally begin work 48 hours after your Building Notice has been validated.
You will not receive a decision notice because your designs are not checked before work begins.
A Building Control Inspector will inspect the work as it progresses. You may be asked to provide plans, calculations or other supporting information.
If the work does not comply with building regulations, you may need to alter or remove it at your own cost.
When the work is complete and satisfactory, we will issue a completion certificate.
