A Full Plans application is the most detailed building control application route.

You submit plans, specifications and calculations for us to check before building work begins.

Documents you need to provide

The documents required will depend on your project. They may include:

  • detailed plans
  • sections and elevations
  • technical notes
  • material specifications
  • structural and thermal calculations
  • a block plan showing the building, site, street and adjoining boundaries
  • duty-holder contact details
  • details of the Principal Designer, Principal Contractor and any relevant chartered engineers
  • details of connections to public electronic communications networks for new dwellings

For an extension, provide the proposed floor area in square metres and a plan showing its position on the site.

For other types of work, provide the estimated cost.

Drawing scales

Use an appropriate recognised drawing scale, such as:

  • 1:200, 1:500 or 1:1250 for block plans
  • 1:50 or 1:100 for plans, sections and elevations
  • 1:10 or 1:20 for construction details

Duty-holder information

You must provide the required duty-holder details and a signed New Application Declaration with your application.

What happens after you apply

We will email you with details of the application fee and a link to pay by card through the Council Payment Service.

A Building Control Inspector will assess your plans and supporting information. We may ask you to provide further information or make changes.

If the plans comply with building regulations, we will issue an approval notice.

We will inspect the work at the appropriate stages. When the work is complete and satisfactory, we will issue a completion certificate.
